The Asset Class Trap
Specialization in software follows the same logic as specialization in expertise: the narrower you go, the better you get at the specific thing. A tool built only for multifamily gets very good at multifamily. It knows the right variables, the right output formats, the right edge cases. It’s polished in ways a general tool isn’t.
But specialization creates a category of user that every specialist tool misses: the generalist practitioner.
In commercial real estate, the boutique acquisition firm is often the generalist. A small team might look at a multifamily deal in the morning and an office building in the afternoon. They evaluate what’s in front of them, not what fits a single asset class. The tools optimized for multifamily don’t help them with the office deal. The tools optimized for industrial don’t help with the mixed-use property.
So they end up with a different problem from the one the tools were built to solve. Not “how do I analyze this multifamily deal?” but “how do I analyze whatever deal crosses my desk today?” The workflow is the same — gather documents, extract data, build the model — but the documents change depending on the asset type.
The asset class trap is when specialization creates a gap by leaving the generalist practitioner without a tool that fits their workflow. The multifamily tool serves the multifamily specialist. The office tool serves the office specialist. The boutique generalist serves themselves — manually, the way they’ve always done it.
Tools built around document types rather than asset types sidestep this trap. A tool that says “give me your lease and I’ll extract the key terms” doesn’t care if the lease is multifamily or office or retail. The document structure varies, but the workflow doesn’t. The abstraction is at the right level.
When you find a market full of asset-class-specific tools, the generalist practitioner is almost always underserved. Not because their problem is harder — it’s often simpler. But because each specialist tool sees them as out of scope. +++
